Community Alert: Choose Your Successor Program

It’s that time of year — moving time!

Those who time it right move in the late spring or early summer to take advantage of great weather and forgiving temperatures. If you’re going to be moving out of your apartment or townhouse at Elmwood Manor, we want to remind you of a program that could ease the burden of moving costs. Our Choose Your Successor program is one last way for us to thank you for choosing our community as a place to call home — no matter how long you decide to stay.

The Choose Your Successor Program

If you have decided not to renew your lease and must leave us, you could have up to 100% of your last month’s rent refunded. (We’d give you rent credits, but that doesn’t make a lot of sense!)

Here’s how it works.

If you find someone to rent your apartment (or any other available apartment in the community) for one full year, you will receive 50% of your last month’s rent as a refund check.

If you find someone to rent your apartment for two full years, you will receive 100% of your last month’s rent as a refund check.

It’s easy!

However, the following conditions must be fulfilled in order for refund checks to be paid out.

You must be current. Any outstanding balances from unpaid rent or damages not covered by your security deposit will be assessed against the refund amount. If the referral refund owed to you exceeds said damages, a check for the balance due will be issued.

The new resident must move in within 30 days of the expiration of your lease. It’s official when we’ve verified that the new resident is fully qualified, they’ve signed their one or two-year lease, and they’ve paid their first month’s rent in full (including all additional charges such as A/C, pet fees, etc).

The new resident must be new to the community. Sorry — transfers do not qualify.

Why pay for referrals?

The bottom line is that we like you and we want more residents like you. Who better to find them than you? If you know someone who is looking to rent an apartment or townhome, give us their name and phone number so that we can establish the referral file for you, and then we can give them a call and schedule a showing.
